What is an Electrical Installation Condition Report – EICR ?
It is much like an MOT for the electrical system in your home.
Each socket, switch, light and fuse board is inspected and tested using a set schedule of tests and compared to current Regulations. A full Report is generated and issued to the client upon completion which will establish the condition of the Electrical Installation..
As of 1 July 2020, landlords must ensure every electrical installation in their residential premises is inspected and tested at intervals of no greater than 5 years and these checks need to be completed ‘by a qualified and competent person’.
This legislation has been put in place in order to keep rental properties throughout Rotherham, Sheffield and South Yorkshire safe for tenants.

If you’re buying a house, it’s well worth having an EICR done before hand to check if you are inheriting a house with unsafe electrics!
When a property is sold or rented out to a tennant, the gas in the building is checked by a Gas Safe Engineer . It’s now the same for the electrical installation whereby it is checked by a registered Electrical Contractor, that’s us – G R Electrical Services!
For years the electrical installation in dwellings have been overlooked. However it is now mandatory for landlords to have and EICR to confirm the safety of the electrical installation in the building.

What else do I need to know?
Authorities that are responsible for enforcing the new regulations can impose a financial penalty of up to £30,000 if they find a landlord is in breach.
